About This Tool
A mortgage calculator applies the same amortisation formula as any instalment loan but over the long terms typical of property finance, commonly 15 to 30 years. Over those spans the interest rate has an outsized effect, because a small rate difference compounds across hundreds of payments.
The tool computes the principal-and-interest portion of the payment. Real mortgage bills often add property tax, insurance, and sometimes association fees, so the figure here is the loan cost rather than the full housing cost. Seeing the total interest over the life of the loan makes clear why overpaying early, when the balance is highest, saves the most.
How to Use It
- Enter the property price or loan amount, your deposit, the interest rate, and the term.
- Read the monthly principal-and-interest payment.
- Review the total interest to understand the true cost over the full term.
